below provides information, terminology definitions, and questions to help
assure that your
Listing
Order Form includes enough information for us to write the most effective
marketing text.
Once we have set up your listing it is easy and convenient to run it again
upon your next vacancy notice.
Just contact us with any changes
(date, rent, improvements, etc) for website and next issue publication.

PROPERTY
ADDRESS |
Listings
with on-site management offices usually use the office street address.
All others
use the rental unit mailing address. |
|
AREA |
The local
area section tab name (North, South, East, West, Central, etc) – Leave blank
if unsure. |
|
APPROXIMATE
SQUARE FEET |
This is
very important because as part of the renter’s comparison value perception.
It is the total interior space between common and exterior walls defining
the unit.
If you do
not know the approximate square footage, we will be glad to pace off
exterior dimensions when we take the photo (if the unit size is readily
apparent from the outside). Otherwise, please measure. |

# of ROOMS |
Fill in the
number of Bedrooms and Bathrooms and check any additional rooms.
Dining Area
= The eating table space is between the kitchen and living room without
defined walls.
Dining Room
= A classic formal dining room with some partition walls separating it from
the living room.
Porch = A
screened or 3 season porch, do not check if the porch just a covered area at
the entrance. |

UNIT TYPE
Refers to
the living unit, not to the building. |
Apartment =
Single level unit in a 3+ unit building |
Ranch =
Single level building |
|
Townhouse =
2-story living unit in a 3+ unit building |
2-Story = 2
living unit levels fully above grade |

Duplex = A
building with just 2 living units |
Split-Level
= 2 levels, one partially below grade |
|
House = A
building with just one living unit |
Multi-Level
= 3 or more distinct levels |
|
Lower =
Unit is on the ground floor |
Upper =
Unit is above the ground floor |

Balcony/Patio = The unit has a direct –access attached private outdoor area.
Applies to any unit type.
An
apartment with balcony/patio checked will be designated as a “Garden
Apartment” |

Eat-In =
Room for kitchenette set in kitchen. |
L =
Counters/ appliances on 2 connected sides |

Open = Open
to the living room area |
U =
Counters/appliances on 3 connected sides |

Walls separate it from the living room area |

Counters/appliances on opposite sides |

NAME/AREA |
Use the
name of the apartment complex or building (if any) or the neighborhood or
subdivision name (if any). |

TELEPHONES |
Be sure to
write the phone numbers carefully and very legibly. |

The
descriptive text sections are important because they motivate the renter
response for showings.
Please
mentally walk through the unit and note relative room sizes, storage, carpet
condition and color, any new or newer unit improvements or appliances, and
any items that may appeal to a particular renter’s lifestyle preferences.
Think about
all the things past tenants have said that they really liked about living
there.
We want to
identify any and everything that can set your unit apart from the
competition in meeting a particular tenant’s personal lifestyle preferences
– such as accommodating their existing furniture or wardrobe investment.
Please comment on things like:
• Extra
storage space or walk-in closets, built-in hutch or bookcases, or extra-wide
bathroom vanity space or 2nd bath sink...
• Décor -
carpet & flooring colors, fireplace, natural woodwork, 9’ or vaulted
ceilings, bay windows, alcove or extra floor space...
• Recent
upgrades (flooring, cabinetry, appliances, bathroom fixtures), cable or
satellite wired, ceiling fans, etc…
•
Exceptional views, natural lighting for plant lovers (number of unit sides
with window exposures or southern exposure)…
• Outdoors
& recreation – great yard, close to parks or recreation facilities,
proximity to community facilities and highways…
We are
looking for things to help us write a great positive unit description with
enough information for a renter prospect to say:
“Hey,
this could really work for me. I’m putting this one on the top of my list
for showings.”
Then they are likely to call you, not with 20 questions, but to simply
schedule a showing appointment.
You
do not have to write the complete or exact description marketing text
(unless you want to).
Please
just give us enough information to best
accomplish our primary task for you –
Writing
your marketing description to motivate showing appointments with truly
interested renter prospects. |

An average
living room furniture grouping area is about 12x12 |

Large =

Grand =
12x18 or larger |

An average
bedroom is about 12x10 |
Queen size
= 12x12 up to 12x14 |

King size =
12x14 or larger |
Grand =
12x16 or larger |

CLOSETS |
Large = 6’
or more of hanging space |
Extra Large
= more than 8’ of hanging space |
